If 1500 homeowners pay 250 bucks a month in HOA fees, that's $4.5 million per year that TownPark collects.
And this community cannot even enforce basic, common sense rules/principles like NO fucking RVs, no fucking solicitors, no fucking street-parking, and no fucking trash sitting
curbside whenever the fuck certain scumbags feel like sticking it out there (see photo below).

amazing homeowners have used to decorate the exterior of their home!!
And I used to wonder why home prices at TownPark were so low compared to Riverland, compared to Valencia, and compared to PGA Verano.
Here's the answer.
Because TownPark is a slum!!!!

If I were in charge of TownPark, 100 percent of my time would be devoted to public safety and rules enforcement.
I would spend no time whatsoever pimping for the local ice cream man or planning ghetto pool parties.
If I were in charge of TownPark, there would be no RVs in the community, no kids fishing in the lakes, no
litter, and absolutely no street-parking. Any car in the streets would instantly be towed, as it should be, according to our
rules.
But that's just me. I care about public safety and it bothers me to live in filth.
If I ran TownPark, the kids in these photos (below) would be 86'd from this lake so fucking fast, their heads would spin.
But that's just me.
If I ran TownPark, I'd find enough money out of the millions and millions that are collected annually in HOA fees
for a competent property manager and a competent security director.
Those would be my priorities.
No "security" gates left open for hours on‑end, no kids parking trashy golf carts on sidewalks, and absolutely no solicitors.
I think it's long past time the TP homeowners demanded a clean, safe community.
No more Campbell Property Management and no more DiMattia, Pagan, Kane, or Kerrigan.
They're all awful. Fucking awful.

People at TownPark ask me occasionally if I think Campbell Property is dumb or whether it's lazy.
And my answer invariably is "both."
This image (below) perfectly shows why I believe Campbell is both dumb and lazy.
The trash bin that sits between the two banks of mailboxes on Parkside Drive originally was placed there, in my opinion, for junk mail.
But a handful of lunatics who live at LakePark place food scraps in the bin and that attracts wildlife who leave
stinky wrappers on the ground once they're done rummaging.
The end-result is filth all around the bin as shown below.
No surprise there.
But rather than remove the bin, as I've asked Campbell to do 1 million fucking times, or replace the bin with one that has a heavy lid that cannot be breached by
raccoons, as I've asked Campbell to do 1 million fucking times, Campbell Property (ie., Susan Rak, Michelle Kostowic, James Hotchkiss, Rodney Vick, etc)
has done absolutely fucking nothing!!
So home prices will continue to suck here at TownPark and the community will continue to stink of trash!!
And this is complete common sense. A first-grader would know how to fix this issue.
Any first-grader in America would be better at the job as TownPark Property Manager than Susan Rak or as a TownPark Board Member than AJ DiMattia or the other dopes we have now.

Here is the latest news from the TownPark Crime Blotter:
For whatever bizarre reason, Campbell Property, a top-, top-, top-, top‑flight property management company, hired
a young man named Logan Matthew Bottorff, who
had at least two prior arrests(*)
(one in Charlotte County and the other in Martin County).
Now comes the awesome part ... Mr. Bottorff was in possession of a semiautomatic handgun (a Glock 30) while on duty at the TownPark clubhouse last month & Mr. Bottorff
was storing the firearm in a "cupboard" at the front desk at our Clubhouse!!!
Seems that Campbell Property Management Northern Treasure Coast & Space Coast Regional Director Rodney Vick did not want the TownPark HOA members to know these facts
because he omitted them from the e-mail he sent homeowners on 9/11/23.
So I sent Mr. Vick an excessively polite e-mail today, 9/26/23, asking whether Campbell Property Management employees are permitted to carry weapons on-duty.
I highly doubt Mr. Vick will reply because it's so much easier to falsely scream "harassment!!!" rather than answer difficult questions.
All the while this was going on, our great Board Of Directors was working on pool parties, donut giveaways, and ice cream socials!!!

"I asked Logan Bottorff if he served Town Park as a security guard, and he stated that he did not. I asked him if Town
Park permitted him to be armed while he was working, and he stated that they were aware and had not told him that
he could not be armed. He provided me with a valid Florida concealed weapons license. Logan Bottorff stated that he
retrieved the firearm in response to the threat that the juvenile male would be bringing a group in to "jump" him. He
explained that he carries his Glock 30 .45 ACP handgun (S/N BRG4751; NCIC/FCIC clear) in a leather "sidecar"
(holster with attached spare magazine pouch) style appendix in-waistband holster. "Appendix carry" refers to
carrying a concealed firearm along the front portion of the waistband), and as such it is uncomfortable to keep in his
waistband while seated for prolonged periods, so he will store it in a cupboard at the front desk of the clubhouse.
Logan Bottorff also stated that when he retrieved the firearm, he made every effort to keep it concealed from public
view by facing a wall and covering it with his shirt. He denied ever brandishing the firearm or making any threats
with it."

Well, ABC News, my first thoughts in response to your question are that I do not know whether my ice cream man Michael Bourguignon (Mister Softee) is a predator but I do know that
TownPark has no fewer than 2 registered sex offenders living in TownPark ... And there are a whole lotta kids who also live here. So that both bothers and scares me.
So I ask this question: Is the TownPark Board of Directors doing every single thing within its power to ensure, to the very best
of its God-given ability, the safety and well-being of every resident, especially every child, in this community?
The answer, of course, is obvious: FUCK NO!
I worked in property management one summer after college, and from personal experience, I can say the job is not difficult. It does not require pulling all-nighters reading and trying to interpret 100‑plus‑page SCOTUS opinions or navigating a complex and high-risk coronary bypass. It's common-fucking-sense with the three most important things being: 1) Public Safety; 2) Public Safety; and 3) Public Safety.
For the love of God, I wish the TownPark board would use some common sense.
I sure bet that both Michael Bourguignon & Karen Bourguignon would stop aggravating and annoying TownPark residents, and comply with the spirit of our "NO SOLICITING" policy, if someone played obnoxious music or incessantly rang a bell in front of their residence at 126 SW Cabana Point Circle in Stuart FL for hours on end next Sunday while they were trying to nap, trying to read a book, or trying to unwind before the start of another long and stressful work-week.

My full answer to the ABC News question is: "I have no fucking clue whether Michael Bourguignon is a predator because I have asked Susan Rak of Campbell Property on multiple occasions if my HOA has vetted the asshole who keeps cruising the streets of TownPark in his ice cream truck, and if so, can she please forward me the criminal background report, and I still have not received a reply."
According to ABC News, there is a nationwide epidemic with sexual deviants selling ice cream to kids, and its investigation even cited a specific instance right here in Florida.
ABC News' report says: "Florida Assistant State Attorney Harmon Massey prosecuted a 2005 case involving the driver of an ice cream truck who was eventually convicted of battery against a teenager."
So to recap, ice cream truck drivers broadly have a reputation of being sexual predators, according to ABC News, and TownPark already has at least two known registered sex
offenders living here (see photos below of Irving Kamsler of Winding Lakes Circle and Michael Shelly of Bennington Drive), and TownPark has a bylaw against noise, is still reeling from the
gruesome slaying of homeowner Karesha Brissett, and has "NO SOLICITING" signs all over the place at the main entrance .... And yet the idiot TownPark Board of Directors (AJ DiMattia, Luis Pagan, Candace Kane, and Donald Kerrigan) allows Mr. Softee to come on-site to interact with children.
This is fucking mind-blowing, and to me, is the type of gross negligence that compels Florida's trial courts to grant motions to amend Complaints to add a claim for punitive damages pursuant to F.S. § 768.72.

To me, it's flat-out theft when a property management company takes money to run a community and does not enforce the rules.
Here is 12149 Bennington Drive in TownPark in Tradition, Port St. Lucie, Florida, an absolute dump of a home.
We have 4 egregious rules violations that I can see:
1- A commercial vehicle parked on-site Saturday night thru Sunday morning.
2- A piece of crap car parked on the sidewalk blocking pedestrians.
3- Garbage sitting curbside prior to Monday (6pm)
4- Personal property outside of the dwelling in the form of what appears to be a soccer or lacrosse goal.

I pay HOA dues EVERY month to look at this crap?

All the while, here are photographs of what our streets look like, as I captured them on a few short walks with my puppies. As you can see from these images, there are garage sales, street parking, candy wrappers in the streets, Burger King cups in the streets, McDonald's cups in the street, beer cans in the street, cigarette butts in the street, a mattress in the street, patio furniture being stored on one homeowner's driveway, a disgusting eyesore of a gigantic RV parked on someone named Ralph Ritter's driveway, and an SUV parked on a sidewalk.

To me, it's flat-out theft when a property management company takes money to run a community and does not enforce the rules.
Here is 12149 Bennington Drive in TownPark in Tradition, Port St. Lucie, Florida, an absolute dump of a home.
We have 4 egregious rules violations that I can see:
1- A commercial vehicle parked on-site Saturday night thru Sunday morning.
2- A piece of crap car parked on the sidewalk blocking pedestrians.
3- Garbage sitting curbside prior to Monday (6pm)
4- Personal property outside of the dwelling in the form of what appears to be a soccer or lacrosse goal.
C'mon!
I pay HOA dues EVERY month to look at this crap?

That's a whopping 7.25% reduction in a market in which single-family homes in South Florida are routinely selling only after protracted bidding wars!! But not this home!! 11821 Crestwood would easily command $750,000 if the TownPark rules were enforced!!! Shame on Townpark. Shame on Michelle Kostowic!!!!!! The homes on Crestwood Circle have garbage bins sitting outdoors 24/7 attracting wildlife like rabid raccoons, cars parked in the streets blocking traffic, vehicles with commercial signage visible at all hours of the day, trash curbisde 24/7 (often overflowing from bins like in this photo), and kids' sports and playground equipment laying around on lawns and sidewalks -- all violations of our rules!! Now is the time to get serious about public safety, TOWNPARK, it's not time to sit back and let cars park in the street, rats roam free on the grounds, trash pile up in violation of our
rules, and allow lawn signs and commercial vehicles on-site, again, in VIOLATION OF THE RULES.

(After I repeatedly asked MICHELLE KOSTOWIC to get some of the cars off my street yesterday (with the word "please" used four times, no less) she flat-out refused!
Instead of apologizing to me for the infraction and jumping into action, MICHELLE KOSTOWIC e-mailed me, "Please stop the harassment, it will not be tolerated." [Her misplaced comma; not mine].
Where does MICHELLE KOSTOWIC get the balls? Apparently, she's under the impression that she pays my salary, not the other way around. Michelle Kostowic does not want to do the work
so she calls my request for help "harassment." What a worthless person. Michelle Kostowic = WORTHLESS PERSON).
Great job, TownPark! You keep me so safe!!
TownPark rules stipulate:
- No street parking
- No sidewalk parking
- No loose bags of trash on the street
- No commercial vehicles allowed in plain-sight
- No lawn signs
BUT WHO WILL ENFORCE THE RULES IF NOT THE PROPERTY MANAGER MICHELLE KOSTOWIC????????

THERE IS NOTHING IN THE RULES THAT I COULD FIND ABOUT RATS AND MICE (SEE BELOW) SO I GUESS HAVING RATS ROAM THE COMMUNITY IS TOTALLY COOL.
